CHECK-IN & CHECK-OUT

CHECK-IN IS FROM 4 TO 8 PM. We should agree to any late arrivals (after 8 pm) before booking, so please let us know ahead of time.

CHECK-OUT IS AT 11 AM.

CANCELLATIONS

Please be sure to check our policy before you book. Due to our small size, cancellations affect us significantly.

  • Travellers who cancel 2 weeks or more before 4:00 PM EST on the day of check-in are charged no fee.

  • Travellers who cancel between 2 weeks and 48 hours before 4:00 PM EST on the day of check-in are charged 50% of the booking amount.

  • Travellers who cancel less than 48 hours before 4:00 PM EST on the day of check-in (including no-shows) are charged 100% of the booking amount.

Cut-off time is 4 pm, and date ranges are calculated to this time. We do not issue refunds for early departures, no-shows, booking credits carried forward more than once, or last-minute cancellations within 48 hours of arrival.

CHANGES

The same policy and time frame as cancellations apply if there are material changes to the reservation and impossible to accommodate. Changes to reservations made on outside booking platforms need to be made through the platform.

GROUP OR “BLOCK” RESERVATIONS

For group bookings (3+ rooms), please contact us before making a reservation. Groups require a 50% deposit and have a 30-day cancellation period with no fee. After that initial 30-day period, until 30 days before arrival, there is a 10% cancellation fee deducted from the deposit. Cancellations less than 30 days before arrival forfeit 100% of the deposit. Cut-off time is 4 pm, and date ranges are calculated to this time. Balance is due 30 days before arrival.

GIFT CERTIFICATES

Gift Certificates are non-transferable and expire within one year of issue date.

POOL

Please observe pool hours. Glass containers are not allowed in the pool, and we have provided plastic glasses. If you break glass in the pool, it will have to be drained and refilled at your expense (approx. $1,500). Please shower off any oils or skin creams you may have used before getting in the pool. The outdoor shower is perfect for this.

BIKES

You are solely responsible for damage, theft, and bodily injury to yourself and/or others, and you will need to sign a waiver to use our bikes, which are valued at $900 each. Locks are provided; please bring your own safety gear if you think you need it. These bikes are brand-new, so please treat them as your own.

PETS

While we love pets, we do not allow pets on the property or to stay overnight in any guestroom.

CHILDREN

Sorry, while we really love children, this is an adults-only property.

DAMAGE OR LOST KEYS

Any damage beyond normal wear and tear caused by guests to the property, inside or outside of your room, such as carpet stains, soiled furnishings, broken windows or appliances, etc., will be billed to the guest and applied to the credit card on file. Lost keys will be charged for lock replacement.

BE KIND

Please don't smoke anything inside, but smoking outside is fine. Please be mindful of where your smoke is going. This is a 200+ year-old house, so please close doors softly, especially during quiet hours. Common sense. Most of all, have fun, enjoy our home, and the North Fork!

FILMING & PHOTOGRAPHY

Filming rates: $6,000 per day, for entire house access.

Still Photography rates: $3,000 per day.
